Meridian Distribution Center was acquired by Meridian in January 2006. It is a Class A 907,237 square foot (sf) former Winn Dixie bulk distribution facility located 1 mile from the Clark Road exit off of I-75 in Sarasota, FL.

More than $2,500,000 will be spent to convert the property from a single to multi-tenant facility. The property is currently available for lease or sale, offering space from 100,000 sq. ft. or larger. Property features include 208,000 sf of refrigerated/freezer space, 25’-27’ clear, 111 dock doors, rail served, and in-place racking to new tenants.

Meridian Concourse Center was acquired in September, 2006. Formerly known as Sunplex Business Center, the property is located in Clearwater, FL, across from the St. Petersburg-Clearwater International Airport. Meridian Concourse Center is comprised of four buildings totaling 217,382 sf. The property features 125,822 sf of Class A office space and 91,557 sf of flex/industrial space with key tenants including the United States Postal Service and Lincare.

Meridian Gateway Center was acquired in September, 2006. Formerly known as Continental Commerce Center, the property is comprised of four buildings totaling 165,013 sf of flex warehouse space.

Meridian Gateway Center is centrally located in St. Petersburg, FL, in the Gateway submarket of the Tampa Bay area. The property offers easy access to Hillsborough County through I-275/Howard Frankland Bridge, the St. Petersburg/Clearwater Airport, and main business arteries in Pinellas County. Key tenants include Drexel Metals Corporation and Sierra International.

4400 Emperor Boulevard

4400 Emperor Boulevard, Raleigh, North Carolina, was acquired by Meridian Development Group in May, 2007. Situated on 14.3 acres, the property is a 186,000 Class A warehouse with 24.5' clear height, 18 dock doors and an ESFR sprinkler system. Solectron Corporation currently occupies the property.

4400 Emperor Boulevard marks Meridian's expansion to the Raleigh, NC market. Meridian will continue to identify investment opportunities in strong markets throughout the southeastern United States.

 


 

 

Lakeland Interstate Park

Lakeland Interstate Business Park

Meridian acquired Lakeland Interstate Business Park in September, 2005 and sold the property in January, 2007. The property is located at 2125 Interstate Drive in Lakeland, Florida’s Interstate Business Park. The property is a 168,400 sq. ft., Class A multi-tenanted office & warehouse facility built in 2001.

Lakeland Interstate Business Park is centrally located along I-4 in Lakeland, Florida equidistant between Tampa and Orlando. Lakeland, a key distribution hub for Central Florida offers easy access to I-4 and other major roadways. Senior debt for this project was provided by Aegon USA.


Meridian Companies Track Record

Former Fleming Foods Warehouse

Meridian's most notable acquisition was a 430,000 sq. ft., former Fleming Foods bulk warehouse in Buffalo, NY. The asset was master-leased by Fleming who had vacated the property. Using Meridian's brokerage and management division, Fleming was able to sublease the entire complex and deliver occupancy to four subtenants within six months.

Subsequently, Meridian negotiated and closed on the purchase of the property together with Fleming's sublease interest. LaSalle Bank provided non-recourse financing for the property.

60 Industrial Parkway Warehouse

60 Industrial Parkway was purchased by Meridian in September 2004. The property is a 121,686 sq. ft. bulk warehouse with 28' clear height, 24 dock doors and an ESFR sprinkler system. Meridian managed over $450,000 in tenant improvements under taken to provide tenancy for a new 40,000 sq. ft. user. UPS Supply Chain Solutions occupies the balance of the space and senior debt was provided by Aegon USA.
