Meridian Distribution Center Meridian Distribution Center, Sarasota, FL
Completed Project

Meridian Distribution Center was acquired by Meridian in January 2006. It is a Class A 907,237 sq. ft. former Winn Dixie bulk distribution facility located 1 mile from the Clark Road exit off of I-75 in Sarasota, FL. Within eighteen months Meridian leased 75% of the building to tenants such as United Natural Foods, Inc. and Bealls. Today the building is 100% occupied.

Meridian managed a redevelopment program with more than $11,000,000 in interior and exterior renovations to convert the property from a single to multi-tenant facility. Meridian Distribution Center was sold in December 2016 for $51 million.

  Meridian 589, Tampa, FL
Current Project

Meridian 589 was acquired by Meridian in 2017. Located on 20 acres, the center is comprised of eleven single-story office buildings totaling 252,235 SF.

Meridian Premier Center Meridian Crescent Center, Riverview, FL
Current Project

Meridian Crescent Center was acquired by Meridian in 2016. Located on 10 acres, the center is comprised of two single-story office/flex buildings totaling 89,440 SF.

Meridian Crescent Center is located at the interchange of Interstate 75 and U.S. Highway 301 in the I-75 Corridor submarket. Surrounded by strong office, retail and residential growth, the center is occupied by several home builders.  www.MeridianCrescent.com.

     
     
     
Meridian Premier Center Meridian Premier Center, Tampa, FL
Completed Project

Meridian Premier Center was acquired by Meridian in 2014. Located on 12 acres, the business park is comprised of three Class A office buildings totaling 103,521 SF. The property underwent a $1 million redevelopment program, which was completed in early 2015. Meridian Premier Center was sold in December 2016 for $14.75 million.

Meridian Premier Center is located in the heart of Tampa's affluent Carrollwood area and boasts frontage on both Gunn Hwy. and Linebaugh Ave.

Meridian East Meridian East, Tampa, FL
Current Project

Meridian East is one of Meridian's latest acquisitions. Comprised of three buildings, the industrial park totals 196,636 square feet of warehouse space. Meridian East is located on 11 acres in Tampa's robust Eastside submarket, at 5100 Causeway Boulevard. Formerly known as 41 Industrial Center, the property underwent a $600,000 redevelopment program, including additional parking, new interior office build outs, T-5 lighting in the warehouses, new exterior paint scheme, signage and landscaping.

North 540 Distribution Center North 70 Distribution Center, Durham, NC

Meridian acquired North 70 Distribution Center in 2016. The property is a 260,000 square foot warehouse located at 224 N. Hoover in Durham. Meridian is investing more than $1 million to exterior and interior renovations.

Meridian Business Center Meridian Business Center, Sarasota, FL

As part of the value-add strategy associated with Merdian Development Center in Sarasota, Meridian Development Group bifurcated 17 acres of land off of the main 60-acre parcel and entitled it for office use. Imagine Schools, one of the nation’s largest charter schools, approached Meridian for a build-to-suit project for its new location.

Meridian Concourse Center, Clearwater, FL
Current Project

Meridian Concourse Center was acquired in September, 2006. Formerly known as Sunplex Business Center, the property is located in Clearwater, FL, across from the St. Petersburg-Clearwater International Airport. Meridian Concourse Center is comprised of four buildings totaling 217,382 sf. North 540 Distribution Center North 540 Distribution Center, Raleigh, NC
Completed Project

Meridian acquired North 540 Distribution Center in November 2013. Totaling 235,404 square feet, the facility underwent an extensive $2 million redevelopment program to elevate the property to Class A industrial. North 540 Distribution Center is located in North Raleigh, NC and sits on 13 acres at 3401 Gresham Lake Road. The center was sold in 2016.

Meridian Gateway Center Meridian Gateway Center, St. Petersburg, FL
Completed Project

Acquired in 2006, Meridian Gateway Center is comprised of four buildings totaling 165,013 sf of flex warehouse space. The property is centrally located in the Gateway submarket of St. Petersburg, FL. Meridian invested $700,000 in improvements and eventually sold the property in 2015.

4400 Emperor Boulevard, Raleigh, North Carolina, was acquired by Meridian Development Group in May, 2007. Situated on 14.3 acres, the property is a 186,000 Class A warehouse with 24.5' clear height, 18 dock doors and an ESFR sprinkler system. Solectron Corporation currently occupies the property.

4400 Emperor Boulevard marks Meridian's expansion to the Raleigh, NC market. Meridian will continue to identify investment opportunities in strong markets throughout the southeastern United States.

Lakeland Interstate Business Park Lakeland Interstate Business Park, Lakeland, FL
Completed Project

Meridian acquired Lakeland Interstate Business Park in September, 2005 and sold the property in January, 2007. The property is located at 2125 Interstate Drive in Lakeland, Florida’s Interstate Business Park. The property is a 168,400 sq. ft., Class A multi-tenanted office & warehouse facility built in 2001.

Lakeland Interstate Business Park is centrally located along I-4 in Lakeland, Florida equidistant between Tampa and Orlando. Lakeland, a key distribution hub for Central Florida offers easy access to I-4 and other major roadways. Senior debt for this project was provided by Aegon USA.

Former Fleming Foods Warehouse Former Fleming Foods Warehouse, Buffalo, NY
Completed Project

Meridian's most notable acquisition was a 430,000 sq. ft., former Fleming Foods bulk warehouse in Buffalo, NY. The asset was master-leased by Fleming who had vacated the property. Using Meridian's brokerage and management division, Fleming was able to sublease the entire complex and deliver occupancy to four subtenants within six months.

Subsequently, Meridian negotiated and closed on the purchase of the property together with Fleming's sublease interest. LaSalle Bank provided non-recourse financing for the property.

     
     
60 Industrial Parkway Warehouse 60 Industrial Parkway Warehouse, Buffalo NY
Completed Project

60 Industrial Parkway was purchased by Meridian in September 2004. The property is a 121,686 sq. ft. bulk warehouse with 28' clear height, 24 dock doors and an ESFR sprinkler system. Meridian managed over $450,000 in tenant improvements under taken to provide tenancy for a new 40,000 sq. ft. user. UPS Supply Chain Solutions occupies the balance of the space and senior debt was provided by Aegon USA.
